RERA gives buyers strong legal rights. Here is what each rule means for you.
Advance limit. You cannot be asked to pay more than 10% before RERA is registered. This rule applies now — even in the pre-launch stage. Do not pay beyond this limit.
Layout plan. The RERA filing publishes the approved layout. You can check your plot's location, dimensions, and road frontage on the public portal.
Possession date. The developer files the possession date with RERA. December 2030 is the current target. If the developer delays, you get interest on all payments made. The rate is SBI lending rate plus 2% per month.
Refund right. If you do not want to wait after a delay, you can claim a full refund with interest under RERA.
70% ring-fence. The developer must deposit at least 70% of all buyer payments into a separate account. That money can only be used for this project.
Defect liability. After possession, the developer must fix any structural defects for 5 years at no cost to you.
Complaints. If the developer does not meet RERA terms, you can file a complaint with TSRERA directly.
